We don’t follow trends; we anticipate them. The shallow bay shortage is a direct result of shifting market demands, and it’s no surprise that e-commerce, 3PL, and logistics companies are adapting with decentralized distribution strategies. The challenge? Limited supply and rising rents. We recognize the urgency of this shift and the need for strategic development. That’s why projects like our Rockwall development are designed to address these gaps delivering the right space in the right markets at the right time. The industrial market is facing a shallow bay shortage. New development of small industrial space is lagging despite record demand. Rising land and construction costs have led developers to prioritize big-box warehouses, leaving tenants in the sub-150,000 SF range struggling to find space. SRS Industrial experts Shannon Johnston and Brant Landry, SIOR, CCIM weighed in on this trend and how it's reshaping the market. Both highlighted that e-commerce, 3PL, and logistics companies are shifting toward decentralized distribution strategies, increasing the need for smaller facilities. However, with limited new supply, rents are rising, making it even more challenging for tenants to secure space.
