The Federal Housing Finance Agency (FHFA) recently announced the 2025 multifamily volume caps for Fannie Mae and Freddie Mac.?Under the new caps, each agency can acquire up to $73 billion in multifamily loans for the year, a 4% increase from the 2024 cap. Similarly to 2024, at least 50% of the agencies’ business is required to be mission-driven.?In addition, loans originated under Fannie Mae’s Sponsor-Initiated Affordability (SIA) and Sponsor-Dedicated Workforce (SDW) as well as Freddie Mac’s Workforce Housing Preservation programs will be exempt from the cap.?FHFA will continue to monitor the multifamily mortgage market and may increase the caps if additional liquidity is necessary.?Please reach out to your Newmark representative or email [email protected] to learn more.
