JLL attended the annual Real Estate Finance Day (REFD) in Frankfurt on November 12th. Ian Guthrie, representing our pan-EMEA Loan Advisory & Restructuring Services, joined colleagues from Value & Risk Advisory at this key industry event, participating in a panel discussion on "European Commercial Real Estate Lending: A Hard or Soft Landing?". The panel was moderated by Ana Luz Silva Robles, VP Senior Analyst at Moody's Ratings, and also featured credit experts from CBRE Loan Servicing, pbb, and PGIM. The panel forecast a soft landing for Europe's CRE lenders, while acknowledging macro headwinds as well as regional and sector-specific variations. “Over the past two years, considerable attention has focused on market distress and the anticipated surge in forced sales. However, this expectation has largely not materialised, with only isolated instances of consensual sales occurring,” says Join Edward Daubeney, Co-Head of Debt and Structured Finance at JLL. “The debt markets present a diverse landscape, with a wide range of lenders actively seeking opportunities after a relatively quiet 12-18 month period. Traditional banks, insurance companies, investment banks, and debt funds are all showing heightened interest in lending. ? Underwriting limits have expanded, and margins have begun to decrease in popular sectors such as Living, Logistics, and more recently, Retail Parks. Lenders generally perceive that values have stabilised across most sectors, prompting them to re-enter the market with renewed confidence. ? ?? While capital raising for debt funds has decelerated, back leverage has made a strong comeback. This paints an optimistic picture for the lending market's future.
