Transforming St. Louis: Gateway South Project This week, Greg Gleicher, CEO, and Han Ko had the privilege of presenting the Gateway South Project to regional business owners and leaders at an event hosted by Greater St. Louis Inc. With a total expected budget of $1.2 billion, Gateway South is set to revitalize about 100 acres of downtown St. Louis, transforming a underprivileged area into a vibrant, mixed-use district anchored by the building construction and design industries. What Gateway South Brings to Our Community 7,500–8,000 new local and regional jobs with positive community impact. A job training center to equip the workforce with modern skills. Fostering and supporting innovation sector via tech incubation center Productive use of 100 acres, creating better housing, business opportunities, and entertainment options. An emphasis on affordable housing and innovation in construction and design as core elements of the development. But that’s not all! In 2026, Gateway South will host the Construction Decathlon, bringing international universities and builders together to develop innovative, real-world solutions for affordable housing. This project is more than just a development—it’s a vision for the future of St. Louis. By fostering economic growth, creating opportunities, and setting new standards for urban revitalization, Gateway South will elevate our city to the next level. We’re excited for what’s ahead! Commercial real estate firm?Cushman & Wakefield?and brokers Tripp Hardin, SIOR and Keith Ziercher, CCIM have been hired by Gateway South developer Good Developments Group to attract industrial users to the project. The brokers will seek to find users for the project’s “flexible build-to-suit options,” with the development offering sites that range in size from 20,000 to 225,000 square feet... Hardin in an interview said outreach has started to prospective industrial tenants. He said companies in the construction industry are getting immediate attention, but that the project could attract a wide range of users. “When you really think about the number of industries that in some shape or form touch or interact with what we consider the general construction industry, there’s a lot of them,” Hardin said.

Good Developments Group was honored to attend and present at the 2024 Commercial Real Estate Journal Conference. It was a fantastic opportunity for us to connect with many professionals and stakeholders in the commercial real estate sector. Together, we discussed key topics ranging from downtown revitalization to industrial, office, and retail developments, along with construction costs, financing, regulatory processes, and tax planning. Our CEO, Greg Gleicher, had the privilege of presenting the Gateway South project, a transformative development in downtown St. Louis. Gateway South will repurpose approximately 100 acres of land adjacent to the iconic Arch, creating an estimated 7,500 jobs. This project will play a pivotal role in the revitalization of downtown St. Louis, and we’re excited to be part of its journey.

"I think we need?the Gateway South development. That has the potential to be transformational. If you go to other downtown core areas, like Louisville, other places have a place where everyone goes. Ballpark Village is a great start during Cardinals season. But I feel like we need that permanent draw, that unique thing that businesses are going to be like, you know what, I can't leave downtown, because we'll be too far away from that. We need that one big anchor.
