    The San Francisco office market showed encouraging signs of stabilization in Q2 2024. Notably, there was a decrease in the velocity of new vacant spaces compared to previous quarters. Tenants significantly expanded their footprints with the signing of new deals, and new local ordinances are being proposed to stimulate more downtown activity. Additionally, tenants are actively seeking more space, with overall leasing activity showing a notable improvement compared to Q1 2023.     The Silicon Valley R&D market started the year on a steady note. Vacancy increased higher, as both availability and asking rates held flat quarter-over-quarter. For the fifth consecutive quarter, absorption was negative as VC funding remains below historical levels, with investors waiting for a more favorable rate environment to deploy capital. Despite some challenges, the market for sublease space remains tight, as companies continue to seek ways to mitigate out-of-pocket expenses associated with buildouts and relocations. Net absorption was positive led by OpenAI's occupancy of 486K SF in Mission Bay, while vacancy increased to all-time highs and availability stayed flat quarter-over-quarter. Given the vast amount of space on the market asking rates continue to decrease. The technology sector, heavily impacted by layoffs and economic pressures, continues to face difficulties, influencing market recovery.
