Our latest Industrial Tenant Tracker shows a rebound in bulk occupancies, with 307 million square feet leased in 2024 - a 1.5% increase from the previous year. However, average lease sizes are shrinking, signaling a shift in tenant demand and market trends. Key takeaways from our research include: ? Bulk occupancies are rising, but smaller lease sizes are becoming the norm. ? The Southeast led growth, with occupancies up 16% to 63 million square feet. ? The West region saw the most activity, with 95 million square feet occupied. ? Spaces under 500,000 square feet gained traction, while 750,000 SF+ occupancies dropped 26%. ? 3PL, trucking, and transportation firms dominated, accounting for 33% of bulk occupancies. The industrial sector is stabilizing as the gap between new supply and tenant demand continues to narrow. In 2024, developers delivered 400 million square feet - a 34% drop from 2023’s record levels - while net absorption declined by 27% to 168 million square feet. With construction activity returning to pre-pandemic norms, vacancy rates hit 6.8% and are expected to peak at around 7% before declining. What does this mean for occupiers and investors in 2025?
