When a tenant falls behind in the rent it is always best to address this quickly with the tenant within just a couple of days.
It is much easier for the tenant to catch up if they are just a few days behind, than having to address it seriously with them once they are two weeks or more behind.
Though a tenant may be a little ‘put out’ by this quick action, having no tolerance to the situation sends out a clear message that rent must be paid on time – all the time!
When we place a new tenant, we always explain to them the importance of paying rent on time. We explain our "Zero Tolerance" policy which states that in the event a tenant gets behind in rent, we will not renew their lease when it runs out.
Sometimes it is true that a little intolerance goes a long way!
