Redesign the Building Potential
The Carriage House, has been a restaurant staple in historic Emmitsburg since the early 1980’s. Its cozy atmosphere, consistent menu and easy access to Route 15 made The Carriage house a local favorite in Frederick County.
Shortly before COVID altered the restaurant business, The Carriage House brought on Chef T – best known for competing on 2 seasons of Hell’s Kitchen to revamp the menu. After the business stabilized ownership contacted ZA+D in early 2021 to breath new life into the beloved restaurant.

With the collective goal of refreshing, updating and reaching a new younger demographic – as well as retaining its loyal customers. The design team’s mission was clear, maintain the historic charm that long time patrons had grown to love, all while reenergizing the space to attract a new customer base. The cosmetic refresh included neutralizing the color palate, adding bulkheads, new lighting fixtures and updating the restrooms. Along with the aesthetic changes, ZA+D created two new spaces to give those waiting for a table options.?

Patrons could now wait in the hostess room or grab a drink at the newly created bar area. By defining three zones, waiting, bar area and dining, The Carriage House team could now accommodate more customers, and keep them content as they waited for a table. The design process was smooth, from conceptual renderings to finalized permit plans. The Carriage House team was easy, agreeable and trusted the design team with our vision. It was a great partnership, along with the construction execution by Bruchey Builders Inc of Frederick.
After the project was complete, ZA+D was thrilled to read such positive customer feedback on The Carriage House’s social media pages. The public comment was almost overwhelming, and included such kind words as: “Love the renovations!!! It looks phenomenal!” and “Beautiful, although I loved the former room style, this is fresh and exciting!”
Shortly after the renovation was completed in the Spring of 2022, The Carriage House was the recipient of the “Best of Frederick, Worth the Drive”, and we agree!?
