ZA+D's Imprint on Frederick - Clearview Communities

The Clearview Campus is a series of projects, performed over a 5 year span on West Patrick Street. Completed in 2018, Clearview Communities was a R-4 Use Assisted Care Facility with long term room/board In 2022, Clearview Wellness space was completed.

Clearview Communities

An eight bedroom group home connected to new multi-purpose building, the programming accommodates a number of uses. Be it art, music, pottery, horticulture, and assembly, the space is versatile enough to live in a variety of functions.

The program is designed to help those with mental heath diagnoses with multiple stages of assistance, from inpatient care, 24/7 therapy, through a step down and semi-independent living structure. Learn more about the programming for those who live here.

Clearview Wellness

The site was incredibly tight (.387 acres), requiring careful discussion on dimensions and clearances needed to get it to fit and meet zoning restrictions. part renovation and part new construction, the building lost a sunroom to make way for the addition. Inside the annex included a basketball court, fitness room, break area, offices, and restrooms.

The greenhouse was proposed to allow usable area over an otherwise underutilized detention pond with an elevated structure. This space is a gardening amenity of to the campus residents and still permits storm water to flow underneath when needed.

The site also featured a lot of rock! The team discovered rock which limited the amount of basement. The existing house had a very uneven stone foundation which made a new construction addition very challenging. This also contributed to the unique shape of the addition. In continuing with Clearview’s campus, we utilized the same high quality materials, craftsman style architecture, and color scheme.
