Redesign the Building Potential
43 E South Street is home to 'Cannon Hill,' a collection of various buildings currently under a condo regime that house business users. Still on the boards, this project is currently approved for preliminary site plan and Level 1 HPC approval. ZA+D and Ownership explored the idea of a building with 4.5 stories housing apartments and amenities, forming a pedestrian esplanade in the space between existing and proposed structures.
The block between Market and Carroll is notable in its drastic ground elevation drop at the property edge. At the moment, residents who which to get from South Street to the Carroll Creek need to pick either main street.
This design posits the concept of a walking only through way, that could connect to stair on the adjacent property. This stair would lead to a public throughway to the bridge across Carroll Creek that takes walkers to both the Library and Patrick Street.
The apartment building would be in line with the height of neighboring structures, while still providing some views of the City and distance mountain landscape. This would be most notable from the pavers at the roof top terrace.

The site has rich Frederick history. The project site had a life as both a Fertilizer producer and then later the Farmers' Cooperative. HPC commended the design, which got its level one approval featuring distinct patterning of materials that are not jarring to the landscape: brick, cast stone, metal siding, and cement board.
The project is currently on hold as of the writing of this post (05/03/2023), but ZA+D hopes to see it commence and help add density and connectivity to the city and the creek.
