Yusuf Residency - Project Designs

A good beginning is half done. I am not sure how many of you know that we spend several man days just getting the floor plan perfected. It goes through multiple iterations. We take so many things into consideration. We should really appreciate the patience of our Architects as we don't let them sleep peacefully until we get the perfect plan where every single square foot of space has a justification. It's really a lot of fun in the process and I personally enjoy doing such incredible designs.

For Yusuf Residency, we have put some extra efforts, to create a unique design on a 2450 sq. ft. land parcel. Each unit comprises three spacious bedrooms with attached toilets and two balconies in total and a closed utility for the kitchen with water closet. You would definitely fall in love with this unique design.

Yusuf Residency - Payment and Pricing

You can check the pricing of apartments in the area where this project is going to come up. The pricing is nothing less than Rs.4700/- per sq. ft. due to the heavy demand. But we are launching at Rs.3420/- per square foot that means a discount of nearly 27%. This is possible only through Halal Housing as we stay away from interest based Bank loans. Our customers are our investors and they get the entire benefit of this innovative model.

  • Cost of a 3-BHK unit is just Rs.39/- lakhs all Inclusive.
  • One covered car parking Rs.1.50/- lakhs and received as booking amount.
  • Road Facing Premium unit to cost Rs.1.50/- lakhs extra.
  • 40% initial payment and balance in 30 months as interest free EMI (Rs.75,000/-)
  • Worth of undivided share (245 sq. ft.) is Rs.10/- lakhs @Rs.4,100/- per sq. ft.
  • Promoters' Club members get 1% (Rs.39,000/-) as incentive.

The booking amount of Rs.1.50/- lakhs has to be made into the account ER Buildtech in one shot. All the remaining payment to be done in favor of ER Buildtech, the company in charge of executing this project under the Halal Housing scheme. The booking amount of Rs.1.50/- lakhs will be adjusted against one covered car parking as mentioned above.

Yusuf Residency - Legal Status

The land where the project is going to come up has been recently purchased by a set of investors who have already entered into a Joint Development Agreement and General Power of Attorney with the Developer, ER Buildtech. This particular land has clear titles with up to date tax paid receipts with BBMP B-Katha. Since it is a B-Katha property there is no need for going for a plan sanction from BBMP and the flats will also get B-Katha. Eventually the Katha will be converted into E-Katha which is going to be in effect very soon. All the documents can be checked and verified before making the booking.
