I've been monitoring two key changes in the current market. One is Price per Square Foot, The other is the change in Monthly Inventory. Below are Price per Square Foot Graphs for Davidson, Williamson, and Maury Counties. I believe we are starting to see a "leveling out" of the market compared to the last few months. If you look at the email I sent at the beginning of November, the inventory was not above 2 months. In Williamson County alone, the monthly supply was 1.1. As you can see in the last graph the Monthly Inventory has begun to increase. We are still in a strong seller' market but an increase in inventory is a good sign to attract more buyers.
