Just when I think we're done with the cold weather, Tennessee surprises us again. I'm not planting our garden, yet.
Most weeks I bring you real estate information for Franklin, Spring Hill, Columbia, and Brentwood. This week I wanted to focus on the smaller towns and rural areas. In the past three years the "outlying areas" of Metro Nashville have experienced significant growth. Below are reports for Marshall Co. (Lewisburg), Maury Co. (Columbia), Lewis Co. (Hohenwald), and Dickson Co. (Dickson). The average sales price is up compared to the last two years. (That's no surprise). The inventory numbers are no surprise either. What I noticed was the Average Percent of Last List Price. For 2023, Maury and Lewis Counties had little change from last year but Marshall and Dickson Counties had increases. In the past, that percent would remain close to 100% for areas I normally focus on. This proves that these areas continue to have a strong real estate market.
