Are your listings letting you down?

It’s no surprise that a whopping?98% of people?begin their home search online, which usually means heading to their favourite portal. And with priorities changing over the last couple of years, agents can’t rest on their laurels when it comes to property listings.?

With buyer priorities shifting and a younger generation entering the property market, here’s how you can tailor your listings toward modern searchers.

Video is no longer the next thing; it’s the?now?thing. If you’re not doing it for your listings, you’re doing your clients and your agency a disservice. It’s a great way for interested buyers, wherever they are in the world, to tour the property to see if it suits their needs. With a video tour, warmer leads book an in-person viewing.

Kitchens and bathrooms can often be make-or-break rooms. Over the last two years, we’ve needed to prepare more meals at home instead of eating out, which means buyers are now more attuned to high-end, efficient and spacious kitchens. Similarly, we’re spending more time in bathrooms while working throughout the day, and many home buyers want these to be luxurious areas.

If a property has a killer kitchen or dreamy bathroom, place these images towards the front of the image gallery to catch the eye of the modern buyer.

One of the biggest changes in the footprint of the home in the post-covid world is that buyers want more square footage. The Royal Institute of British Architects (RIBA) found that a?fifth?of homeowners want to extend their home, so selling a home with an extension could fulfil a lot of buyers’ wants.?

Research?also found that 40% of residents want more environmentally-friendly design features, such as energy-efficient windows. With the current energy crisis, a rising number of home buyers are looking for energy-saving attributes.

With this knowledge in hand, you can showcase the gems that people want –extensions and green features of the property – front and centre.

In our Boomin Voices podcast, we sat down with Spencer Lawrence and Reagan Bradley from Paramount Properties to discuss the pandemic’s impact on the lettings market, yet much can be applied to selling homes, too.

Spencer says, “The property is a story, and you need to tell the story really well.” It’s important that agents go beyond just placing the property as an ad, but to share the story of the space with affection and passion.

Reagan goes on to say that listings have changed dramatically now, with a focus more on videos because of the pandemic. What’s more, it’s important to be transparent in listings, including the highs and the lows so the user gets an overview in one go.

We ran a poll over on our LinkedIn page last month asking Estate Agents their thoughts on floor plans, and whether they should be allowed to list a property without one. The majority agreed that listings should not go live without them. Are your properties listed with a floor plan?

With remote working, flexible living spaces and a younger generation hopping onto the property ladder, you may need to get creative in listings by offering ways on how buyers can rework the space.

For example, a 3-bedroom house may be ideal for Millennials and Gen Z-ers that want a main bedroom, exercise room and a home office. Even if it’s not clear from the pictures (such as, if the bedrooms are staged as bedrooms), plant these seeds of opportunity and you may find more valuation leads come through.

Highlight what the property includes, features and the opportunities (such as above) by including a short paragraph with relevant keywords that users may be searching. On Boomin, users have the ability to add keywords or features to search – so make sure you’re including all relevant ones in each listing.?

Utilising TikTok and other video software could also be a great way of increasing listing engagement - it'd only help consumers when it comes to deciding whether or not to book a viewing.
