As the days get longer and the threat of winter weather decreases it will soon be time to check the exterior of your home and make any needed repairs before summer arrives. Here are six tips to keep your home running smooth:
1. Clean Gutters. Clogged gutters can lead to serious water damage to your foundation as well as wood rot to roof components. The buildup of debris is also inviting to wildlife. Clean your gutters at least once, if not twice per year. You can do it yourself or hire a professional.
2. Check for Exterior Damage. Take a walk around your home and look for areas of wood rot or damage from insects, birds, wind, etc. A stubborn woodpecker can do some serious damage to wood trim. Contact a professional if you suspect insect damage (especially termites).
3. Inspect Roof. Look for missing or moved shingles, loose pipes or cracked sealant. Avoid a ladder by stepping back from your home and using a zoom lens or binoculars. Call a roofing pro if you notice anything out of the ordinary. Your shingles may still be under warranty.
4. Get A/C Tune Up. Take care of the most expensive system in your home before the summer heat and technicians get busy. A good A/C maintenance package will include:
· Condenser and blower unit cleaning
· Coolant level check and refill (you may pay for needed coolant)
· Electrical connection securing
· Duct work inspection
· Temperature difference measurement between supply and return
5. Change A/C Filters. A clean system will help preserve the life of your system and keep the air in your home fresh. Change your filters at least every two months.
6. Check Irrigation System. Irrigation lines may freeze over the winter causing pipes and fittings to break. Broken pipes will waste water and money. Run all the zones in your yard and check for leaks and replace broken heads. Also, make sure the sprinklers are watering your yard and not the street or your home. If you find any issues, call a professional irrigation service. It could save you hundreds of dollars.
