What if your next buyer could provide you one or multiple listings?
I’m always trying to get creative and think of new ways to use social media to attract more business…
We know in real estate that listings are the crown jewel of RE because they guarantee you a commission, you get a shot at both sides of the transaction, and you technically might do a little less work (in theory…).
We also know that there are people out there that may sell their house today if they knew they’d find a buyer for it and not sit on the market forever or have to deal with a bunch of showings.
Enter your buyers…
How often do you have buyers, but the house they want isn’t anywhere to be found on the MLS?
What if you could leverage them to not only find the exact house they want but also pick up some new listings in the process?
How you might ask?
By doing a Facebook Live that you call “Buyer Spotlights.”
You get on camera and talk through the needs of your buyer…
They are looking in this area, need it to be 4 bed and 3 baths, they’d like a corner lot less than a mile from the elementary school, and more and more and more.
The more details you give, the more viewers will see themselves in those details.
Then you end the video with something like…
“This market is absolutely on fire…so if you have a house that checks a bunch of these boxes, holler at me because we might be able to get your home sold without all the hassle that can come with getting it market-ready.”
Not only could you find your buyers their dream home, but you might talk to someone else that wants to list because of how you talked about the current market.
And here’s the brilliance in this video…
It’s NOT ABOUT YOU.
So much of our content is about us. But not this…you are putting your buyers on the pedestal!
You get to jump on video for 3 minutes and show how hard you’re willing to work for them.
This video makes you look like a ROCK STAR!
If you’re going to do this, here are a few things to remember…
#1 - BE CLEAR WITH THE DETAILS
Don’t just ramble off the needs. Speak clearly and explain them in detail. If you need to, make them into bullet items and also post them in the comments so people can reference them quickly later on.
#2 - LET YOUR PASSION OOZE OUT FOR YOUR BUYERS
Passion is so contagious! The last thing someone wants to watch is the “Clear Eyes Guy” doing this video. Act like you care. Act like your buyers matter to you. Act like you actually like your job. If your excited and smiling, people will want to be around you and work with you in the future! I promise!
#3 - CREATE A CLEAR CALL-TO-ACTION
Let them know the exact way you want them to contact you. Don’t just say, “hit me up” or “let me know.” They won’t. People need direction. Do you want them to message you? Do you want them to text you? Do you want them to email you? Tell them exactly what to do.
Remind them that if they know a friend/family member/neighbor who fits this profile, tag them in the comments. Make it simple for them to engage.
This is going to be fire for those of you that try it! But if it doesn’t work the first time…KEEP GOING!
