You know when I first moved to London over 10 years ago I admit I kinda rolled my eyes at how everyone took the month of August off. Then I started taking my own break during the last week. Except this year I stayed in London for the whole of August. That was frustrating!
It's so difficult to do any deals this month with everyone away. So next year I think I'm going to join everyone and just take the entire month off. (Probably not, but I might work remotely somewhere else for the month).

The Case for 4.5% Cap Rates on Flex and Coworking Spaces

Traditionally, cap rates for hotels in London hover between 4% and 6%, reflecting their dynamic pricing power, diversified customer base, and operational resilience. Similarly, private members’ clubs—exclusive venues with multiple revenue streams—often command cap rates between 3.5% and 5.5%.
Given these similarities, it’s time we recognize that successful flexible workspaces and coworking spaces can share these attributes and should therefore command comparable cap rates. Read more on Brave Ideas

On cap rates - as we’ve discussed prior, the hotel comparison is good - real estate that is also an active operating hospitality business (though, shouldn’t they all be !). The private club comparison doesn’t ring as true for me as I’ve never seen one sell in the way buildings trades. (Not that they don’t, who knows, perhaps they do). Then again maybe that’s because I’m near London Ontario Canada not London England where I imagine the fancy people may have many private clubs that are valued and sold regularly. We also have a Thames though
