?? PHILLY METRO HOUSING REPORT, SEPTEMBER 23RD-29TH, 2024 ??

  • Buyers Becoming More Active to End September. New contract activity remains robust as we move into fall, with 1,928 new contracts signed across the Philly Metro during the week ending September 29th. This marks an impressive +11.4% increase compared to the same week last year, reflecting growing buyer confidence in today's market. With mortgage rates easing and inventory steadily rising, buyers are finding more opportunities to make their move!
  • New Listings Firmly Exceed 2023. There were 1,727 new listings for the week, marking a significant +10.1% increase compared to the same week last year. In fact, the past three weeks have seen a noticeable surge in new listings above 2023 levels. Sellers are responding to declining mortgage rates, as well as evolving family and financial situations, prompting more homeowners to put their properties on the market.
  • Showings Not Following Purchase Activity. Last week, there were 26,516 showings across the Philly Metro, reflecting a slight -1.8% dip compared to the same week in 2023 and a -1.1% decrease from the previous week. This decline is surprising, given that new purchase contracts, inventory, and affordability have all risen during this period. In other words, there’s less competition, and homes are more available and affordable right now. This signals a prime window for BUYER OPPORTUNITY.


TLDR: Real estate activity is picking up in Philly Metro, with increases in both new listings and home purchases. Despite a slight drop in listing prices this week, they remain higher than this time last year.
