My friend and Site Location Consultant Jay Garner has cried from the rooftops, "No Product, No Project" for years now. He may even have it trademarked as the mantra rings to the heart of economic development. The competitiveness of a community begins with the availability of a site... a parcel of land... some dirt. As a civil engineer pointed out to me and my prospect on a visit, "the whole word is made of dirt." While he was thinking about moving it and shaping the site, I've come to appreciate the phrase on a wider appeal. So, if the whole world is made of dirt, what makes your dirt special?
There are layers to competitiveness so to some degree, sites are like Ogres, or onions, or as Donkey prefers, cake or parfaits. As Shrek might argue, Its about Layers. Think of it as layers of competitiveness... on the outside yes we all have dirt, but as we peel back each layer we can distinguishing ourselves from the competition. And in hyper competitive market you really need to peel back multiple layers.
In North Mississippi and across the TVA Valley we are about to enter into yet another year of their groundbreaking InvestPrep Program. Communities are vying for competitive grants to invest in their dirt, to make it special, to move the needle on competitiveness and further mitigate risk for future endusers. Its public ownership, environmental due diligence, clearing and grubbing, improved access, surveys, etc. We've been doing this for years and have recently added additional site development funds from the Mississippi Development Authority.

1 年Love this. Do you also include issues like talent, transportation, and housing as part of product development? I worry that an economic development professional can only do so much, but your site selector will definitely look at those other factors.
