I hope that by now, you all know of my background in income taxes in general and specifically concerning the tax benefits you can get when you buy or sell commercial real estate.? Before getting into Commercial Real Estate, I was a practicing Certified Public Accountant for just over 50 years.? I had several clients whose business was Real Estate, and I learned a lot from them and from working on the transactions I had to record for income tax purposes.? Other clients bought and sold real estate using Section 1031 Exchanges, installment sales, and other vehicles.? I had to learn and know that so many years ago.? I also worked with banks and financial institutions to help my clients get mortgages to buy and refinance their properties.

Because of my background, I have more income tax education, knowledge, experience, creativity, and expertise than just about anyone else doing what I do.? When you come across a situation where you should bring in income tax knowledge to either save the client income taxes or defer income taxes for them, you have to know what the situation is, what income tax treatments to apply to this particular instance, and how to solve the problem CREATIVELY so that the client comes with the best outcome for them.? Sometimes, you will be looking to save the client income taxes, and sometimes, you just want to solve the problem so that the dreaded Internal Revenue Service will leave your client alone.

Do you know how many laws and rulings the Internal Revenue Service and Congress already have and how often?they add to that list to be measured in DAYS and reverse some of the things?they already ruled on?? The Tax Court makes rulings very often, and each time the Tax Court makes a ruling, you have to know what the change?is.? Can you keep up with all of this information?? Do you keep up with all of this information?? I do!!!!!

The main thing is to know what questions to ask and when to ask them! You have to learn and know the basics—I mean the very basic income tax rules—to know what to ask and when to ask them.?

I am offering my services to teach you the income tax knowledge you should know—NOT TO BE DANGEROUS—so that something will light a lightbulb in your brain and say, "I have to ask Paul Levine this question because he will have the answer or know where to find the answer." With all of the income tax research and preparation I have done, I will also know how to keep a lot of this information under the radar of the Internal Revenue Service.? Because the worst fear the taxpayer has is to receive a letter from the Internal Revenue Service (also the Department of the Treasury) telling them that they are being audited!!!!!
