You Can't Time the Market, You Can Time Land

Legendary investors, like John Templeton, the founder of Franklin Templeton Funds, knew timing the stock market was an exercise in futility.? Fear, greed, and herd mentality can lead investors to make irrational decisions, causing stock prices to deviate from their fundamental values.? Investing in land is far less emotional, immune to massive spikes, and absolutely can be timed. The formula I use to ‘time’ the land market is perhaps the simplest wealth building equation you will ever come across. More importantly, it works!

If you want to know where to buy land (or any real estate), you first need to understand where people are moving to.? Over the last several decades, there is a consistent trend in population migration with folks heading to where the weather is warmer, the cost of living is lower,?and the taxes are friendlier. This is the first part of the equation: Where People Are Moving.

The 2 Hour Radius
Florida occupies 7 out of the top 10 spots on the list of fastest growing communities.? It’s safe to say a land purchase anywhere in Florida will be a wise choice. However, we have to go a step further. To 'buy low and sell high' with land, you must select a location where people WILL EVENTUALLY move to, not where they currently are.? To start, look at the population centers where people are flocking. Next, draw a two hour driving radius from them.? Generally, a two hour drive represents the distance where concentric circles of multiple population centers overlap.? Finally, look at the logical thoroughfares, like highways, to determine the path of least resistance that enables the natural expansion from these population centers.
Targeted Land Purchase
The map below represents 5 of the most moved to cities in the United States (Lakeland, Sarasota, Fort Myers, Naples, and Port St. Lucie) and the approximate two hour driving radius to a common thoroughfare.? In this case, all arrows point to Highlands County, along Florida’s Highway 27. This is where people will be moving to and where prices for land (and traditional real estate) present the greatest opportunity for future accelerated return on investment. The time to buy in this region is now.?

I’ve analyzed hundreds of stock charts in my life, read countless earnings reports, and watched my fair share of CNBC.? I’m more confident folks will continue to seek out warm weather and lower taxes than I am in determining the optimal time to buy Tesla, Walmart, or any other stock. To be clear, Florida is simply an example to illustrate a formula. Look at your own state or geographic region and apply my logic. Happy land hunting!
