As you have to know by now, I am a commercial realtor, and I was a practicing certified public accountant for over 50 years before I moved into real estate about seven years ago.? I had been preparing and not charging our clients for their income tax returns because we were making money on the Real Estate transactions we handled for them. I wanted to say, “Thank You.” to our clients by not charging them for their income tax preparation.? Therefore, I was not a Paid Preparer of the Income Tax Returns, so I did not have to sign the income tax returns.

But now we are getting new clients, and I want to find Certified Public Accountants to prepare the new clients' income tax returns, as I have had enough of that in my career.? That means that I will still do the income tax planning for the clients and work with the CPA to ensure that the client gets the best results possible and legally pays the least amount of income taxes possible.? So, this morning, I started to make telephone calls to CPA firms in and around Los Angeles to work with, and you won’t believe what I found out.

First, I went online and Googled “CPAs who are experts in real estate in Los Angeles.”? A good number of hits came up in and around Los Angeles.? Over half of the hits did not even give a telephone number; they gave you a form to fill out, and they would get back to you.? I wanted to hear a voice and try to get the personality of the CPA, and you cannot do that by filling out a form.? I did that because I have good relationships with my clients, showing them my personality, and I am sort of fun when it comes to preparing my clients’ tax returns, REALLY!!!? And, if I was going to refer a client to a CPA, I don’t want the client to be disappointed.? It HAS happened before.?

I wrote this article early this afternoon, Wednesday, February 7, 2024.? It is now almost midnight, and I am now writing to tell you that all of the companies who had me fill out the forms, the ones who PROMISED to get back to me soon, except for one, have not gotten back to me and that one who DID get back to me didn’t want our business.? What if I were just a real estate investor or professional? How would I feel about the accounting profession now???? Huh???

So, I couldn’t even call most of the list; the remaining CPAs either just had voicemails or had someone answering the phone but giving you the third degree, and then they said that the individual I was looking to speak with was either not there or in a meeting.? Incredibly, so many CPAs are either in transit or in meetings.? They were going to call me back, and out of 5 or so CPAs who would call me back within an hour, I only heard from one, and he did not want to help me.? One CPA firm wasn’t even taking on new clients.? If I still had my CPA practice and had more business than I could handle, I would hire more accountants!!!? That’s the way to make more money!!!

If I had this much trouble trying to find a CPA who is an “EXPERT” in real estate matters, Cost Segregation Studies, and Bonus Depreciation, and I was the investor, I would be very, VERY concerned.? Please you are THAT investor and you are looking for a CPA because your current CPA doesn’t have real estate expertise or you are not happy with your CPA for other reasons, please contact me. I will do EVERYTHING POSSIBLY to help you find that CPA who will work with me and get you the best results possible!!!
