Worst Deal I Ever Bought Subto - $70,000 Over Asking Price

Why would I buy a house at $500,000 and there's a house down the road selling for $430,000? That's a $70,000 difference!?

Here is why I would do it. I would do it just to show you guys that it doesn't matter when you buy real estate, it matters that you buy real estate you wait and you apply patience to it. I can guarantee you that if I lock up this deal, which we'll be talking about like crazy. You will think this is the worst deal ever and it will be the worst deal I've ever bought sub2. However, I will show you still that even buying a horrible deal sub2 today, with a 2.9% interest rate my patience will prove that that deal will work out and not only work out you'll look back and I'll look back at that, and go that was the greatest deal you've ever done.?

When you take a deal of real estate and you apply patience and time the deal becomes unbelievable and it becomes powerful, so that's the first thing I want to point out, the second thing I want to point out is when you're negotiating with a seller when you're negotiating with an agent, they are always going to believe that their house is worth more than it is, they're always going to believe that they should get better things, so I look at a deal like that and I look at new people and they're jumping into the business and they say well the seller said no and they're not interested and blah blah blah blah blah blah blah and I go okay well have you followed up seven times of the seller and they go well no.?

Guys this business requires at least five to ten follow-ups at minimum before you can even engage what's going on with the seller. How can you build rapport, how can you build credibility, how can you show the seller you're consistent, how can you do anything in one phone call? The problem is that on YouTube my seller calls that you guys see look like one-call wonders and you're just like oh, I guess I'm supposed to close every seller on one call. No!

A lot of those leads and many of those phone calls were cultivated and nourished for two or three weeks before it became an opportunity for us. I want your seller to go from I'm open to it, to say, I'm ready. Maybe all it is going to take is for him to get kicked in the face by the market for a couple more months and then it'll come back to me. If you're an agent right now and you think the market is getting any better in 2022, 2023, 2024, or 2025, it's not going to happen. The real estate market is going to continue to trend downward, people that understand creative finance and understand how to offload a property creatively are going to win and more importantly, people that have patience in real estate are going to win and they're going to dominate.?
