Winter and Property Sales does it make a difference?
Time and time again we are asked "Nathan and Bo does it matter what time of the year we put our property on the market?" I have heard that winter time is a bad time?
To what degree is this true?
First and foremost, we must take a step back and think through the mind of a buyer not a seller...
If this question is raising thought in our client’s mind over and over again, how many other people's minds who have not yet come to the market is this going through?
But what does that mean? Well simply put if everyone has the same thought process that winter time is a bad time to sell your property which most do, then that means there is going to be a lot less stock on the market, however will the buyers still be there?
The truth is we have noticed a pattern with our buyers, our buyers shop the exact same style properties over and over again rain, hail or shine, especially now within this low interest rate environment we are noticing a big shift in the minds of buyers within the marketplace.
We have been experiencing record prices for our vendors, multiple offers and HUGE numbers through our open inspections as the marketplace has encouraged many more buyers due to interest rates being at an all-time low.
For instance, imagine this... You put your property on the market in Spring however come spring time everybody has the same mentality and another 3 homes in your street come on the market as everyone had the exact same thought process, "that winter is a bad time to sell".
What do you believe this does to the competition around your property to the buying public? Well simply put It drastically decreases the competition around your property as now the buyers don't mind if they miss out on your property as there are another 3 in the same street, 2 over the following street and 10 within the neighborhood at any one given time which they will shop price on...
The number one thing that has seen us getting our clients record prices for their property is by increasing competition around the property. We do this through various different methods for example everything we do from our prestige marketing, releasing our properties without a price guide for the first week to calling back all our buyers straight after our open inspections, creating our vendor reports and to having 2-3 agents at our open inspections.
From these methods we have seen our average day's on market as instructed byRealestate.com.au to be a crazy low of 38 where as the industry average is currently 102.
You may ask how are we able to more than half the industry average day's on market?
One simple word, what is that word?
