Winning the "Bid" in Real Estate, Phoenix, Arizona

The year 2021 was the largest volume year in history for Phoenix, Arizona, Maricopa County in real estate sales.??While some were lucky enough to be the winning bidder, there are thousands who didn’t succeed.??So, while writing these reports, I recognize there are some that don’t care to read about our rising real estate market for personal reasons.?And that’s okay.?For others winning the bidding war of 30 (or more) competing home buying offers was a roller coaster!?

?Appreciation for 2021 ranged between 28 and 31% for the year, depending on which source you read.?The Phoenix area is reported to be among the?top 10 hottest housing market in the country,?but the first for population growth.?A new record number of homes sold in 2021.?According to my search on the MLS, 110,454 homes were sold in 2021.?That includes single family homes, patio homes, twin homes, townhomes, lofts and mobile homes.?

?Scottsdale is the hottest market for Business Start ups in 2021!???Yet another reason for the hot housing market for new residents to Scottsdale.?

?It's important to remember that the Arizona Regional MLS includes parts of Pinal County, not just Maricopa County. AND oftentimes, agents outside Maricopa County list homes for sale on this MLS,?but they may reside in another county, state and sometimes country.?All things being the same, the number of homes sold in 2021 still well outpaces 2005 when 104,250 homes were sold.

?There are eight Multiple Listing Services (MLSs)?in Arizona representing other counties, but the one that houses Metro Phoenix (Arizona Regional MLS)?is the largest in Arizona and one of the oldest in the country.

Negotiating multiple offers has become the norm since the pandemic began.?In order to become successful in being the winning “bidder” agents must be quick, constantly view the MLS multiple times a day and ask what terms a seller needs.?Questions to sellers via their agents should include:?????

  • ???????????????What terms are important to a seller, ie do they need post possession
  • ?Will the seller respond with a multiple counter-offer?
  • ???????????????Will the seller select the highest bid to counter?
  • ???????????????Or will the seller pick one offer to accept?
  • ???????? When will offers be reviewed/response?
  • ???????????????What is the best close of escrow date for the seller?
  • ???????????????Are there any other terms important to the seller?
  • ???????????????WHAT is the best method to communicate with a listing agent?

?Due to the multiple offer scenarios still present in today’s real estate market, listing agents are inundated with calls, texts and emails.?Being courteous and asking which method is the best for an agent helps to ensure good communication, and return calls.

?A good strategy when submitting offers during an initial discussion with the listing agent is to ask about the circumstances of the sale.??Agents may or may not tell you their motivation for selling, but it never hurts to ask.

??Will the seller look favorably at this buyer’s offer if they provide a higher earnest deposit???Also advise the listing agent?that the buyer:

  • ?????????Will work toward a smooth sale for the seller,
  • ?????????Is flexible with a closing date,
  • ????????Will waive the appraisal contingency, and
  • ????????Loves this home!

?In the past, some of the agents writing offers on my listings did none of the above. Agents sent an email with the offer and did not call or email asking for anything the seller was looking for in an offer.?Those details might have helped the seller make a decision as to which offer to accept.?If there are no cash offers, sellers have to select the best financed offer.?

It’s imperative to abide by Fair Housing laws when receiving multiple offers.?Buyers may write letters to the seller to persuade them to accept their offer over another.? Know that these “letters” may contain Fair Housing violations and are subject to Fair Housing laws, we cannot accept these.?If those letters contain any references to race, color, religion, national origin, sex, disability, and familial status then they are subject to Fair Housing violations.

As a REALTOR? in the Phoenix Metro area, my policy is to treat each home buyer and seller with courtesy and respect!?
