Before you even set foot into a listing appointment, make sure you do your homework. Research the property, the neighborhood, and the current market trends in that area. This will not only give you an edge over other agents but also demonstrate your expertise and professionalism to potential clients. It's not an option. With commercial, I take it to a whole new level. We have and pay for the top technology available to give us an edge over the rest.
2. First impressions matter
The saying "you never get a second chance to make a first impression" holds true in real estate as well. Dress professionally, arrive on time, and bring all necessary documents and materials with you. Your appearance and organization will speak volumes about your credibility and attention to detail. Dress the part! All the time! It not only helps you win the appointment, it makes you feel better.
3. Listen actively
During the listing appointment, it's important to actively listen to your potential clients' needs and concerns. Ask questions and take notes to show that you understand their priorities and are committed to finding them the best solution for their situation. This will also help you tailor your presentation accordingly. This seems to be really hard for some people. You will be surprised, if you are just quite. Let them think. Just because they pause, doesn't mean they need you to fill in the gap of silence.
4. Showcase your marketing plan
One of the biggest concerns for sellers is how their property will be marketed. Be prepared with a detailed marketing plan that outlines all the strategies you will use to sell their property quickly and at a desirable price point. This could include professional photography, virtual tours, social media promotions, etc. Marketing is expensive. If you think you are going to pick up a $10-40M listing and not spend $10k easily, you are mistaken. We spend that sometimes just on our videography and ad boost. Commercial is much more. It's not uncommon for us to spend thousands per month on each listing, just to boost it on different platforms. You need to be able to showcase this.
5. Highlight your track record
Last but not least, share examples of successful sales from your past listings or client testimonials during the presentation. This will not only build trust but also demonstrate your competency as an agent who can deliver results.
