You may want to sign an AS-IS agreement, letting the sellers know you will not be asking for repairs, but never give up your rights to know the condition of the home you are buying. If that AS-IS is way worse than was noticeable from your initial viewing of the home, it offers you an "out" , and you can get your full earnest money deposit returned to you.
