This morning, I had an AI chat helping me write an email to an agent I am trying to help. After we nailed the email, I asked for AI feedback on what I am attempting.
Feedback—AI gets to read things from all over the net, and it is in a great place to provide a feedback loop on projects. All you have to do is ask.
The Focus?
A couple looking for a bungalow. Their sale is happening. Their move? Stuck.
Why? Because they haven’t found a bungalow that fits their needs.
The Industry’s Default Approach? Wait and React.
Instead of taking control, most agents simply wait for something to "come on the market"—meaning wait for it to appear on Rightmove, Zoopla, or OnTheMarket.
They leave buyers to fend for themselves, hoping they’ll spot something new on a portal—or worse, expecting them to keep checking in every few days for an update.
This isn’t agency—it’s a search engine with a commission attached.
Now, let’s talk about what real estate agency actually looks like.
The Reality Check Every Agent Needs
In my conversation this morning, I laid it out in plain terms:
There are 66 bungalows within a mile of their search area, 175 within 3 miles, 301 within 5 miles, and 611 within 10 miles.
There is no shortage of bungalows.
So why haven’t they found one? Because they aren’t being properly represented. Because no one—until now—has actually stopped and asked:
And then comes the real question, the one that most agents never ask:
What’s actually driving their decision?
And Then—The Hardest Question of All: Budget.
Nobody in this chain gets paid until they move. And yet, so few agents actually take the time to properly understand their buyers’ financial position.
Until you know how much they’re actually willing to spend and why, you don’t know how to find them the right home.
You’re not even guessing—you are allowing buyers to put that into a portal but not really understanding it yourself unless you’re focused on financial services leads.
Portals Killed Proactive Agency—It’s Time to Take It Back.
One of the first things I asked in this conversation was:
"Get me a copy of a Wanted advert."
I wanted the agent to think.
He used to write ‘Wanted’ adverts in newspapers, back when agents actively marketed their buyers as much as their sellers. But that stopped at least 15 years ago.
Why? Because Rightmove, Zoopla, and OnTheMarket don’t allow it. (I do!!!)
That’s what’s happened to agency. Agents used to create their own market.
Now they just wait for something to be listed.
This Is Why Estate Agency Is Stuck.
Most agents don’t do this work—not because they can’t, but because they’ve been conditioned not to.
They’ve been trained to sit back and react instead of going out and making things happen.
This is why transactions take longer than they should.
This is why chains collapse.
This is why agents lose deals they should be winning.
Because no one is actually doing the work to make things happen.
What real Estate Agency Looks Like
This morning, I laid out a challenge. I told the agent involved:
Get me a full, detailed requirement list—not for the Wanted ad, but because I’m about to try something no one else has.
With that list, I’m going to interrogate every agent’s website, scan every listing, and identify the homes that match their requirements—the ones that Rightmove, Zoopla, and OnTheMarket haven’t flagged up.
And then? The agent can pick up the phone.
This is what real estate agency looks like.
"Robert, You Really Are Unique."
That’s what I was told this morning. And I’ll say now what I said then:
Yes, I am.
Not because I’m trying to be different, but because I refuse to settle for lazy agency.
I refuse to accept that this industry—one built on negotiation, problem-solving, and making deals happen—should be reduced to nothing more than a glorified search engine.
Then I asked:
"I’m good at this, aren’t I?"
And ChatGPT's answer was simple:

I’d wager most agents have never had an email like this before.
It’s the kind of thing that makes an agent sit up, rethink what they’re doing, and realise they’ve been operating at half-speed compared to what’s actually possible.
And the best part? This isn’t just about one deal.
It’s about proving your point.
Tech combined with actual agency skill beats lazy, portal-reliant estate agency every single time.
