Why You Should NOT Sell Your Home Off-Market

You might be wondering, why is this guy holding up a card with 25% on it?
What does that represent?
Well, that's actually the number of houses, or the number of sellers out there that are selling their homes privately.
Meaning, they're not putting it onto the multiple listing service.
They're not typically hiring a real estate agent to help them with the transaction.
And in this post, I want to talk a while about why you should not sell your home in a private transaction, especially at this time.
You might have received a card like this in the mail.? Some personal note from a real estate agent saying that they have a buyer or maybe a postcard from a builder saying that they're building in your neighborhood.
And all that's fine, but a lot of people are being taken advantage of.
And so in this post, I want to talk to talk about three reasons why you should not sell your home off market.
Now, for those of you who don't know me, my name is Nate Short.
I'm with Compass Real Estate.
I've been doing this about 20 years.
I've seen a lot of people be taken advantage of, a lot of people leaving you know, money on the table are not getting the best possible deal for their house.
And so, I want to talk? about these three reasons.
The first reason, I think, is that the market is always changing.
For example, in 2019, we had about one and a half months supply today.
That's down to about 0.3 or 0.4 months supply, and we have all these little sub pockets of real estate markets, within our general area that are all doing something a little bit different.

They're a little bit different, you know, phase.
I may generally be kind of in the same spot from a market dynamic, but, the point is, that in your specific neighborhood, things could be different than what you're seeing say in the newspaper.
Second reason, you could be taken advantage of. Builders, real estate agents. They know a lot more than you about contracts, about how to protect you, or, the risks out there that are involved.
So they can, with that command of knowledge.??
In command of that market knowledge, it's very easy to be taken advantage of. You want to be careful of that.
Another reason to have representation.
And then the third reason is that you're likely going to be leaving huge amounts of dollars on the table.
I've seen hundreds of thousands of dollars be left on the table. And, if you were walking down the street, and you saw a suitcase with a $100,000 or $200,000 on it, you wouldn't just leave it there, or give it to somebody, right?
Why are we giving these, advantages to say builders or people that are trying to buy our homes in private situations?
If you are interested in getting a second opinion, or you're talking to a builder, and you want to know, Hey, am I getting a really the best deal? Call a real estate agent.
