It’s not just the late spring/early summer air that has you feeling relaxed about the home-buying process—that’s the feeling of relief you get when you work with RMN for your home loan. June is National Homeownership Month, and for all those potential new homeowners out there, we want to take a moment to remind you all why working with RMN is a different experience than you would find with other lenders, and why you should choose us for your home financing!?

Independent Mortgage Bank?

RMN is a mortgage bank, not a broker. That right there sets us apart already because we originate and underwrite our own loans in the office, and close them in our name, so we have total control over the process from start to finish. There’s nothing during the process that wouldn’t be overseen by us.?

This allows us to provide faster closing times for our clients, and provide a more personalized experience. We are always ready and willing to answer emails, texts, and phone calls, and offer flexible communication options for our clients.?

Another perk of being a mortgage bank is that if we sell a loan on the secondary market, we can choose the home loan programs and interest rates based on the lenders we sell to, which makes us very competitive because we have several options of where to sell a loan, not just one or two. We have great relationships with all of our servicing companies which means, should you have any issues, you can always contact us and we will help. We have relationships with our servicing agents and can advocate for you if there are issues. Yet another way how we maintain the control of loan approvals, underwriting and loan closings.?

We are also able to offer local benefits and programs, such as programs or grants through the Iowa Finance Authority (that can ONLY come from an IFA participating lender), as well as being more familiar with local trends and the local market. We are real people who live in this community, with you, so we are committed to your success and want to chat with you in the grocery store about how much you’re loving your new home!?

Thorough Pre-Approvals?

Your experience starts out as a breath of fresh air right from the pre-approval process. Our level of review on pre-approvals is incredibly thorough. Our loan officers and supporting staff take the time to analyze all details of each file. Our expertise and attention to detail enable us to catch and resolve issues upfront before our borrowers have an accepted offer rather than waiting for the problem to be discovered during underwriting after the appraisal has been completed.?

When you get a pre-approval from us—you know you are good to go and can make an offer on your dream house without worry!?

All of the Loan Options?

We would never dissuade you from a loan option that you were interested in or that would be best for you, just based on how difficult for us it would be to get it done. That’s because no loan is more difficult for us than any other loan! This isn’t true for every lender…but because we can do the entire loan process under our roof, it gives us the upper hand over lenders who may have to outsource certain loans.?

We don’t have any reason to guide you towards one program over another, except that we really believe it’s the best option for you. Unlike most lenders, we have the required authority to underwrite and approve all loan types on our own.

We offer Conventional loans, FHA, VA, USDA, first-time homebuyer options, and local programs and offerings like VA and IFA grants. If it is clear to us that a certain loan is going to be the best situation for you financially, you can rest assured that we will bring that option up to you.?

This may sound like the bare minimum—but you would be surprised how often we hear from our clients that they were being dissuaded from a certain loan program when they talk to other lenders! Everyone deserves to know all of their options, so they are put in the best position. We truly believe that at RMN, and we practice it every day!?

Short Closing Time

Since we oversee a loan from its origination to closing day, it allows us to offer shorter closing times. How short??

Typically, we will be able to easily close your loan in 4 weeks or less, no matter the type of loan (Conventional, FHA, USDA, VA), and if we have to close it in less time than that, we can get it done. Why is this? We have an underwriter right in our office, down the hall from us. When a loan gets underwritten under the same roof from the original pre-approval, it makes it easy for us to collaborate, answer questions, and ensure a smooth process for our clients. Control over the process is the difference here from other lenders!?

If you have a rush request, we can handle it with ease. It’s extremely difficult for other lenders to promise you the same—because they are waiting on underwriting that is sometimes taking place states away! This leads to a delay in question response time, time zone issues, and more. We don’t have any of those issues, because for us, the underwriter is right next door.?
