Why use a Tenant Rep when leasing, negotiating for, or purchasing office space?

1) Tenant Reps know the market. Have you spent your valuable time combing through spaces online or driving around town to find a new place to office? Or have you been struggling to find time to talk with the Landlord Rep to see if you can save some money when you renew your lease? If so, is that the best use of your time? Tenant Reps can save you money by letting you do what you do best while they do what they do best. Searching the market, negotiating with Landlord Reps, and coordinating architects and general contractors is all in a day's work for the Tenant Rep.

2) Tenant Reps only represent the tenant and they have a fiduciary responsibility to them. They owe no allegiance to landlords so there is no conflict of interest during the process. Landlords have representation so why shouldn't you?

3) Tenant Reps are typically paid by the Landlord following the execution of the contract. Their fee is embedded in the monthly rate that every tenant pays during the lease term or in the total sum paid when purchasing a building. If there is no deal the Tenant Rep does not get paid. Why not use their vast expertise and knowledge to help you the next time your lease is up for renewal or you are in the market for new space?
