Does a Realtor Know Qualified Lenders?
Your realtor can refer you to a qualified lender. Lenders and realtors work closely together on your behalf. Lenders will explain your financing options and determine your buying power. The lender will communicate your mortgage information with the realtor through a pre-approval (a review of documents to include income, assets and credit) or a pre-qualification (take an application and pull credit- does not usually review documents).
Does a Realtor Have Access to All Homes for Sale?
Your realtor has unique resources to assist you in your home search. Realtors have the MLS (Multiple Listing Service) where they can find information on all properties listed for sale by other realtors within the purview of the particular service. Realtors will also have contact with other real estate professionals who may be aware of properties outside of their scope.
Can a Realtor Assist in my Selection Process?
Your realtor can provide objective information about each property you are interested in viewing. Also, he/she will set up appointments for the home(s) you have chosen to tour . You and your realtor will spend some time together. Your realtor should understand what you are looking for in a home and neighborhood and help you find properties that meet your needs.
Does a Realtor Negotiate on my Behalf?
A purchase agreement is a legal document, full of boilerplate language often unfamiliar to those not versed in contractual law. Your realtor can help you negotiate a myriad of factors to include, but not limited to: purchase price, financing, date of possession, seller contributions, inclusion or exclusion or repairs, and furnishings or equipment to remain in the home.
