I recently had the pleasure of helping my great client sell her home in St. Francis Wood.?Ten years ago, I helped her and her husband buy the home when they had a toddler and she was pregnant with their second child. They raised their two children there and their children are now teenagers so it was time to move.?
The home at 240 Santa Paula Avenue is a 3 bedroom, 3 bath English style home with a lush garden; I called it the “storybook home.” The home has three levels with 3 bedrooms on the top floor, the living room, den and office on the main floor, and a kitchen that opened through French doors out to a large deck and garden on the lower level. While this was not your typical floorplan, the home attracted substantial interest. It needed some TLC so my team got the home ready to sell by removing the old knob-and-tube wiring, painting, refinishing the floors, putting down new flooring in the laundry and more.
Fifteen disclosures were requested and at the end of the day two offers were received with the home selling for $3,325,000, ?23% over its list price of $2,695,000. Needless to say, my client was thrilled and so was I. Here’s what my client had to say,?“From the time I began to consider selling my home, until closing day, Carol was a trusted and insightful guide throughout the process. ?I was again pleased to be supported by her expertise and collaboration in the San Francisco market.”?
Homes in San Francisco that are in good condition and show well are receiving multiple offers. If you need assistance with selling your home, I’m happy to help!
