Why I Invest in Property

I am a property investor and multiple business owner. Sounds great, but what does that really mean?

Time

I have the time to go away every month with my partner. Although we both work incredibly hard on our business for three weeks every month, we agreed to take a week away doing something different, somewhere different.

There are 168 hours in a week. If you are the type of person that 'dedicates' 40 hours to work, you need to stay in work.

If you are prepared to change your work time to develop your business or your property business, this may just be for you.

Cost

Many of my properties have cost me very close to zero (yes, actual zero). The reason I get to zero is because I use Other People's Money (OPM) for an inflation beating return on their investment.

Imagine having £100k in a bank account earning 2.6% - 5% interest when I am returning more than double this while funding is secured against property assets.

Remember that property assets is what the banks use to secure funding in the main. That's how safe property really is!

Quality

When I buy property it is with the end in mind. I am looking for property that requires the Knowledge, Skills and Experience (KSE) of a Chartered Builder (Thats' me) to refurbish or alter the structure entirely to maximise earning potential.

By refurbishing properties or significant alteration I am able to add value of between 25% - 60% uplift.

Example Project: Gainsborough

I purchased a project 3 bedroom property for £46,000 and spent £15,000 on refurbishment. Total investment was £61,000.

Outcome of the project was an end value of £90,000 after just 8 weeks.

I was able to refinance the project and left £5,000 of my own money in the property. In essence, I bought this 3 bed property for £5,000!

It is a standard tenanted home achieving £650 per month rental income. After mortgage and management fees it will generate £231.00 per month income.

OK so £231 per month is not enough to ordering a Bugatti Veron, but this is only a small project completed.

I am completing larger projects within the Housing for Multiple Occupants (HMO) which generate over £3,000 per month in rental income per building.

Summary

I am a property developer and investor that works with others to improve their return on investments significantly more than any bank would grace you with.
