I appeared on Linkedin, Twitter and my personal social media at the beginning of August posting and commenting on a new prop tech company U-see Homes.
I myself have been an estate agent for 20 years and was made redundant, like so many during covid. A blessing in disguise or the right time to see what the future will bring? My path came and I can honestly say that I can see the reasons why many in the industry are getting excited about U-See Homes and how it can be a game changer for all in the property sector residential and commercial. If you can achieve 9% more in asking price having a video tour imagine what you can achieve with this platform as well.

Many pre-covid would have said they want ‘proceed-able buyers only’ that hasn’t changed but the industry needs to adapt as most agents are doing the same and nothing stands out. Estate Agents need to streamline and find a smoother path to support your future clients and brand awareness. There are excellent CRMs and technology to help with the sale progression out there. The average viewing is approx ï¿¡40 plus depending who does it and where in the country it is. We want to carry out the right viewings. Do your negotiators really spend the time to show them the right properties and that curve ball they wouldn't view?
What are your viewings to offer ratio? Is it still 1-12 ? £480 1-5 that is a cost of £200 on viewings. I’m sure your thinking post-covid no they are all selling so quickly which is great but let's look at the long term.
There will still be more properties you wanted to show them but you can’t always gain access. The sellers couldn’t accommodate or tenants wouldn’t let you in, the buyer was only up for that day? The house isn’t clean, the dog is there, the kids are off ill. Then there are no shows and so many more reasons. When I was a negotiator I would say spare me a couple of hours and I’ll show you a selection of houses you will like and a curveball, it worked and I concentrated on finding them their homes and gained offers as I built up that rapport and truly found what they were looking for. I saw myself as an agent/relocation agent, same with investors.
Time is a factor more so now in 2020, families don’t have that time as I know my 20 month old wouldn't give me the ability to concentrate on a viewing her dad works late and I would need to view first then come back, the nights are drawing in and you know the rest.
U-See Homes complements and supports the above. You speak face2face, you as the agent guiding them and the buyer/tenant communicating buildings that rapport up, showing your service levels and listening to what their needs and wants are.
