Why get your roof inspected?

Roof maintenance is something that every commercial property will experience at some point but more often than not, people tend to treat a roof like they would the tires on a car; they only get looked at when a problem occurs and repaired or replaced when it’s a must.

One thing I can encourage is that you as a property owner, take advantage of free roof inspections for a number of reasons. Industry professionals typically recommend inspecting all roofs twice a year – typically once after the end of the cold season and once at the end of the hot season. It is also always a good idea to get a roof inspection after any major weather event.

All roofs go through a weathering process over time and as the age increases, the effects can start to be visible. As a roof ages, openings can occur which could lead to water entering the building.

Storm damage can be caused by hail, high winds, debris thrown from nearby structures or trees during a storm or other such events. I recommend that you schedule an inspection immediately after such a weather event to prevent increased water damage.

It is also important to use a properly trained and educated inspector to ensure that the inspection is conducted correctly and nothing is overlooked. If a leak is found, it will be necessary to have a thorough leak investigation done to properly diagnose the issue.

Your insurance should have total coverage for storm and severe weather damage. If you have regularly scheduled inspections done and a note that no damage was found, it will simplify the process for making an insurance claim later after new damage is done, and you’re more likely to have your claim approved when the report comes to prove that the damage was recent.
