If you suspect foundation issues anywhere in the U.S., it's wise to get at least three estimates. If these estimates are similar, consider the reputation of the companies and choose based on comfort with the contractor and the quoted price. However, if bids differ in terms of the number or type of piers, their placement, or the overall cost of the job, it's crucial to reassess because at least 2 of the 3 are wrong.
In areas with expansive clay soils, which often cause significant foundation problems, many clients I work with have previously dealt with failed foundation repairs. Thats because most foundation company salespeople work on commission, incentivized to sell as many piers as possible, often without deep expertise in diagnosing issues. They rely on elevation measurements that are not be scientifically rigorous, lacking original baseline data. This often leads to unnecessary pier installations, which can exacerbate problems when soils expand and contract, as warranties typically only cover vertical settlement of piers, not comprehensive solutions.
The variety of piers available further complicates matters. With nearly 30 types/sizes of piers, ranging from steel to concrete, and varying in size and installation method, each contractor has preferences driven by profit. Even using the same type of pier, prices can vary significantly between contractors. This diversity often leaves homeowners confused when comparing bids, sometimes opting for the middle price assuming it's safe, or the lowest assuming all repairs are equal or the highest because they must be the best—all misconceptions that can lead to unsatisfactory outcomes.
Ultimately, foundation repairs fail not because the contractors don't sell enough piers, but because homeowners often lack a full understanding of their foundation issues and the best solutions. While repair companies focus on selling products, my approach is centered on providing comprehensive solutions tailored to each client's specific needs and conditions.
