Why Facility Management-Management System Needs Service Level Agreement for Optimal FM Performance

How many of your Facility Management-Management System (FMMS) was developed without the consideration the Service Level Agreements (SLAs)?

Have you wondered how both the FMMS and SLAs are interrelated and interconnected?

Both the FMMS and SLA are interconnected and interrelated components that work in tandem to enable an effective and efficient FM operations.

How are FMMS and SLAs interconnected? Here are some reasons:

  • SLAs serve as contractual agreement between the FM and its Service Providers. They outline specific services specifications, service levels, the means of monitoring and measuring the services performance.
  • FMMS serves as an operational framework that guides how FM services are planned, implemented, monitored, measured, and improved. It should be developed to operationalise the commitments and requirements as outlined in the SLAs.
  • SLA influences the development of the FMMS by specifying the services' requirements, metrics, and key performance indicators (KPIs).
  • FMMS supports conformance with the SLA.

The FMMS and SLAs are interrelated documents that support each other in achieving effective and efficient facilities management. While the SLA outlines commitments and expectations, the FMMS provides the operational framework to fulfil those commitments and facilitate continual improvement. Both documents should be developed collaboratively to ensure alignment and mutual support in delivering high-quality facility management services.

Hi Steve, one other thing to consider is the capability of (built into) the FMMS to measure the SLA KPI's. The point is that both FM provider and client beyond contract agreement must adopt the FM system that has the capability to track SLA KPI's and monitor delivery to the required level of quality

Hi Steven another great observation - lets not forget that the FM provider might not be the owner of the FM system - so some base lining and recalibration on agreements both operational and technology based would help achieve some of the goals
