Which Renovations to Recommend to Sellers

When a client is looking to improve the value of their home before putting it on the market, they may turn to you to find out which renovations are most valuable. If you find yourself in this situation, you can make recommendations that will boost the value of their properties most effectively.

The curb appeal of the home is critical to the value, so investing in the landscaping is worthwhile. Even hiring a professional to replace the mulch offers a significant return on the investment, while having the lawn, trees, shrubs, and flowers professionally cared for can make the home look more appealing and maintained.

Refinishing hardwood floors is another renovation that's always worth the cost. The seller may spend several thousand dollars to have the flooring refinished, but the result will be beautiful and appealing hardwood floors that look great and add value to the home.

Many sellers want to do quick upgrades that will make their homes look more inviting, such as replacing the flooring or adding a fresh coat of paint to the walls. While the cost of these upgrades may not be prohibitive, making these changes can be a waste, as the buyer may choose to come in and repaint or get the floors they want. These upgrades often don't translate to higher home values unless the paint is covering up bright colors that could deter potential buyers.

Sellers may want to avoid kitchen and bathroom renovations, too. These are expensive upgrades to make, and your seller's taste may not reflect the taste and desires of the buyer. In most cases, it's better to sell the home as is rather than investing thousands into a bathroom or kitchen makeover.

By offering your clients advice about which renovations to proceed with and which to avoid before selling, you can help them maximize the value of their homes and become a trusted partner now and in the future.
