There were 3 new launches in Jan 2024. It is confirmed that the Lentoria will be launched on 2nd March 2024 instead of 27 Jan 2024.
The sale status of the 3 launches is listed in Table 1:
Other than the Lumina Grand, an EC, achieved sales higher than 50%, the other 2 launches did not cross the 30% mark. This is normally the mark that the developers want to achieve in the initial launch.
The Arcady sales are considered good as it is almost reaching the 30% sales, it is the Hillhaven that the developer will feel stress.
Let’s look at those that will be launching soon.
Lentoria
Lentoria is one of the many GLS (99-year leaseholds) in the Lentor area, jointly developed by Hong Leong Group and Mitsui Fudosan. The government intends to develop this area as one of the exclusive private residential enclaves. The launching date is confirmed to be on 2nd March 2024. If you want to get a unit there, it is best to go and check it out now, before the launch.
There are 2 blocks of 17-storeys and 1 block of 8-storey residential towers (267 units), with 2 basement carparks and communal facilities at Lentor Hills road.
It is 212m away from the Lentor MRT station. The amenities will be relying on the commercial retails at Lentor Modern. The primary schools within a 1km radius are CHIJ St. Nicholas Girls’ School (Primary) and Anderson Primary, and within 2km are Ang Mo Kio Primary and Mayflower.
Due to the multi-launches in the Lentor area. I used the URA plot ratio map to indicate the number of units in each development to have a clearer picture of the development in that area for reference.
Koon Seng House
Koon Seng House is a freehold boutique developed by MEQUITY K Pte Ltd, a subsidiary of Macly Group which has been an award-winning property developer since 1987 with projects local and overseas. This land is an en-bloc from the former East Court apartment. It consists of 17 units with choices of 2-bedroom (73 sqm, 786 sqf) to 4-bedroom units (122 sqm, 1313 sqf). There are 18 car park lots including 1 handicapped lot.
One of the attractiveness in this area is the highest building this area is only up to 5 stories due to the plot ratio. This is different from the rest of Singapore where you always have the concrete forest enveloping you. It is good for people who like to live on a low floor and are still able to enjoy the natural light.
It is 855m away from the Enous MRT station. There are lots of eateries in this area, so you don’t have to worry about eating in this area. There are also plenty of restaurants in the Joo Chiat area with less than a 10-minute walk.
The famous Dao Nan Primary (Co-ed school) and Haig Girls’ are within 1 km from the development. School zone development always attracts parents who have children going to enroll in primary school.
The Hill @ One North
The Hill @ One North is a GLS (Government Land Sales) that was successfully bid by Gao Xiuhua, director of Kingsford Development on 11th Oct 2021, also known as Slim Barracks Rise (Parcel B). This is a Mixed development on a white zone. White zone areas can be used mainly for commercial, hotel, residential, sports and recreation, and other compatible uses, or a combination of two or more of such uses as a mixed-use development. The final approval from the URA is to build 2 blocks of 11-storey and 1 block of a 7-storey tower (total 142 units) and a 3-storey podium with restaurants, car park lots, and communal facilities at Slim Barracks rise.

It is 220m away from the Buona Vista MRT station. There are lots of eateries in this area, so you don’t have to worry about eating in this area. There are also plenty of restaurants in the Holland area less than a 10-minute walk. The medical clinic is available right beside The Star Vista.
Fairfield Methodist School (Co-ed school) is within 1 km from the development. I believe this could be one of the unique selling points! ??
SORA Condo
SORA Condo is an Enbloc development from the Park View Mansion, developed by Joint Venture of CEL development and Sing-Haiyi and TK 189 development. It consists of 440 units located at Yuan Ching Road. This development has the best lake view among the few developments illustrated here.? It comes with a rooftop lounge that allows all residents who did not manage to get a high-floor unit to enjoy the splendid view of the development.
It has 2 blocks of 20-storey and 2 blocks of 12-storey apartments with a single basement car park and communal facilities. It follows the URA that development within proximity to an MRT station only needs to develop 80% of car park lots for the residents. Although The Lakeside MRT station is a bit far, about 1.2km away.
Lakeside Primary is the only primary school within a 1 km radius of the development. Amenities-wise, West Point Hospital is in proximity to the development. Taman Jurong Shopping Centre and ActiveSG Sports Village are only a short distance away from the SORA condominium. So apart from the longer distance from the MRT station, you will be surrounded by greenery and great views in the vicinity.
Hillshore
Hillshore is a small, freehold development Enbloc from Gloria Mansions. It consists of 59 units, comprised of 2 blocks of 5-story including 4 dual key units with Attic, basement car parking, communal facilities, and swimming pool at 292 Pasir Panjang road (Queenstown planning area).
The development is constructed on an elevated ground, thus, you might be able to have a sea view from the development when choosing the right unit.
It is less than 500m away from Haw Par Villa MRT station. But honestly, this development is more suitable for people who are driving. You properly find that the most convenient supermarket would be the Giant at VIVO City which is about 5km away. Although there is a hawker center and wet market just across the West Coast Highway. Most of the stalls and wet markets over there do not operate the whole day.
There is no primary school within the 1km radius, and the Fairfield Methodist Primary is slightly more than 1km and less than the 2km radius.
32 Gilstead
For those who are looking for a premium property in CCR (Core Central Region). 32 Gilstead could be an option in Q1 2024. 32 Gilstead is a freehold property located in District 11, 454m away from Newton MRT. Developed by Kheng Leong Co, which began operation as an international commodity and spice trading company. It has evolved as an investment group with interests in property development and real estate investment. The developer specializes in developing luxurious premium properties such as 15 Holland Hill, Meyer House, The Nassim, etc.
It is a single 5-storey tower consisting of 14 units which all are 4-bedroom units, with sizes ranging from 3,821 sqf to 4,219 sqf. This is perfect for people who wish to settle their family in this area. It is rare to see such a big floor plate unit in the market for a new launch.
One car park lot is allocated for each unit. The prestige primary schools within 1km are Anglo Chinese School (Primary & Junior) and St. Joseph’s Institution Junior. Singapore Chinese Girls’ School and CHIJ (Toa Payoh) are beyond 1km but within the 2km range.
The nearest groceries are Cold Storage Fresh @ Chancery Court and @ United Square. You can also find Fairprice Finest Gourmet @ Balmoral Plaza. The communal facilities are located on the rooftop garden.
