As you all know by now Landfinder.ai tracks all future development across the state of Florida. We decided to reflect on the trailing 12 months and what this means for the future of Florida. Note, we included
RESIDENTIAL-As can be seen most of the top 10 counties for future residential development are located along the west coast of Florida or in Central Florida. These include MF Apt, BTR, Condominiums, TH, and SFD product. These top 10 counties accounted for 188,000 dwelling units to be delivered over the next 24 months. Hillsborough continues to be pushed down the list. Look for Hernando to break the top 10 next year.
INDUSTRIAL - Unlike the residential development, the top 10 counties are scattered with most located along the I-95 and I-4 corridors. These include Warehouse, Self Storage, and Distribution. Duval County is almost double the next county. We expect Pasco County to continue to climb.
RETAIL - Follow the rooftops. Similar to the residential development Top 10 the Retail list has many of the same counties. Retail includes Auto Repair, Car Wash, C-Store, QSR, Big Box, Grocer, Restaurant, etc. We expect Hillsborough to move lower over the following 12 months and Polk and Hernando County to keep climbing.
OFFICE - Again, similar to retail, office space follows the rooftops. In this case, only Palm Beach is the outlier. Office includes ALF, ILF, Schools, Day Cares, Medical, Hospital, Gen Office space, etc. We expcect Lee County to break the top 10 next year as thery are #8 on the residential permit list.
