Many buyers commonly start their search looking at many of the more fashionable inner city suburbs, yet eventually land an outstanding property ticking all the boxes as they search a little further into the fringe suburbs.?

So what is a fringe suburb? A fringe suburb is generally right on the border of it's more fashionable neighbour.....is a quiet achiever, offers exceptional returns and yet, being a mere suburb over, often has a median price point sometimes hundreds of thousands less.

There's plenty of examples of these value?for money suburbs across Brisbane for both house and unit buyers and less than 5km from the CBD.?I have seen New Farm unit buyers turn their attention to Fortitude Valley, Ascot buyers look to Hendra, Yeronga buyers look to Fairfield and Clayfield buyers look to Nundah.?

Buyers have become more open minded to pick an emerging suburb and getting a terrific home, without the hefty additional mortgage repayments.?This week the Australian Financial Review provided an excellent report drawing parallels with a market I personally well remember back in 1994, 30 years ago, when I was also a first home buyer.

I well recall facing many of the fears and uncertainties today of buyers wondering where to buy without spending 30% of income on mortgage repayments. It is possible and we have certainly noticed a sigh of relief from many buyers this week, with the interest rates being held.?

The Financial Review this week noted that the number of Brisbane suburbs where a couple could buy without spending 30% of their income on repayments sits at 46.2%. Compared with Sydney, this shows the continued affordability of Brisbane's property market, which has traditionally remained one of the most stable and consistent performers in the country. In Sydney, less than 20% of suburbs meet the affordability criteria, sitting on 19.2%.?
