When Edge Trim Deteriorates

Anytime there is a problem with a raised floor, it has the potential to cause even greater problems. This is the main reason why it is important to keep an eye on your floor with regular inspections. One small structural issue that can cause other problems is brittle edge trim - which is actually caused by environmental factors.
Brittle and unstable edge trim is caused by the repeated use of acrylic/polymer chemicals namely wax. It can lead to the deterioration of the edge trim, causing it to become brittle and unstable.
If left untreated, this brittle trim allows the laminate surface to become exposed, making it susceptible to chipping or cracking.
The instability of the edge trim can also result in lateral movement of the panel, potentially causing misalignment or instability in the raised floor system.
With the trim compromised, water and cleaning chemicals can seep beneath the panels, causing corrosion to the understructure, which can further weaken the system.
Brittle and unstable edge trim can create a significant safety hazard, increasing the risk of personnel tripping and injuring themselves.
You can see how quickly this scenario can spiral out of balance.
Here are some potential solutions:

Reduce the use of unapproved chemicals (namely wax) on the floor to avoid accelerating the deterioration of the edge trim.
Implement a regular inspection schedule to identify any brittle or unstable edge trim. Replace any damaged trim promptly.
In cases where the trim has been exposed to excessive wax or polymer chemicals, consider thoroughly stripping the wax from both the floor and the edge trim. This can help restore stability and prevent further deterioration. Tread carefully when removing wax from raised floor panels as the wax stripper usually has the same compounds that can remove glue from the laminate top surface bond.
If the trim is significantly deteriorated or beyond repair, replace it with new, sturdy trim to ensure stability and safety.
Educate personnel about the potential risks of tripping and the importance of reporting any damaged edge trim.
By implementing these corrective measures, you can maintain the integrity of your raised floor system and create a safer environment for all using the area.
