When E F Hutton Speaks.....

For those of us in the 50+ age category, we may very well remember the commercials for a major brokerage house in the 1960’s and 70’s. “When E. F. Hutton speaks, people listen”.  

I am no E. F. Hutton, but when those I trust for my market insight and information speak, I listen. It is my responsibility to share the insight I gain with my clients, prospects, and the greater public.  With so much disinformation, noise and distract out there, it is the E. F. Hutton moments that I would like to share.

1)    The greater Phoenix market has charged back with a vengeance. It was not ready to be held back and outside forces caused a short pause. Looking the Cromford daily observations, we are on a faster and steeper incline in homes under contract than last year and while typically in June we would be slowing a bit because of lower inventories, we are increasing in demand. “When E. F. Hutton speaks, people listen”.

2)    Over the past 15 years according the stats from Arizona Regional Multiple Listing Service, Cromford and Berkshire Hathaway’s internal numbers, the number of buyers in the marketplace remains steady throughout the summer months. It is inventory that reduces as old school thinking takes over and the selling public and less informed agents believe that few shop for homes in the summer. False. “When E. F. Hutton speaks, people listen”.

3)    Home building is roaring. Permits are up 23% in the first quarter of 2020 over last year with March being a Monster month and April appears to be on an aggressive pace as well according to RL Brown housing report. “When E. F. Hutton Speaks, people listen”.

If you have paused your decision to sell your home, now is the time to listen. We are in the most favorable time to sell. This applies to the Luxury market as well. Be bold, be on the market and capture the shoppers racing to come to Arizona. Be ahead of the game and compete with less other homes for sale. 

If you are buying. Low rates coupled with prices looking to rise the rest of the year as more people are travel, will make it more challenging in the moderate price ranges to find good properties.
