When is the Best Time to Sell Your Home?

When clients ask me when is the best time to sell their home, I almost always suggest the month of March. In Maricopa County, the month with the most home sales is typically May. Why is this? Even though Arizona is fortunate to have great weather all year long, the Spring days are longer and the wonderful Springtime weather makes people want to go outside and look at homes. Many family buyers start their search in early Spring hoping to close escrow no later than Summer. This allows them a few months to get acclimated to their new home and neighborhood before the school year starts. With more buyers in the Spring, it means more potential offers and nothing excites sellers more than multiple offers and a bidding war!

Yet, with approximately 400,000 people moving to Arizona every year and only 300,000 people moving away, there really is no “bad” time to sell in Arizona. Currently, Arizona is at its lowest supply of houses for sale in 14 years. So if you are considering selling, now may be the perfect time to list your house for sale. 

No matter the season, it’s important that you choose to sell your home when it’s most convenient for your individual situation. The spring months are not always the best time to sell for everyone.  Additionally, there are reasons why selling other times of the year may actually be a better time to sell than waiting until spring. One reason is that there will be fewer homes listed in the Fall and Winter, thus less competition. And the most important thing to remember - homes are sold and bought 365 days a year!
