A few updates on our real estate investments:

Deal 1: 1808 Oberg Gunnersville - Flip Project

This property was listed at $69,900, but I was able to secure it for $65,500 with the seller covering the closing costs.

Key Details:

  • Purchase price: $65,500 (with seller covering closing)
  • Renovation budget: $40,000 (including a $11,000 contingency for unexpected issues)
  • After repair value (ARV): $150,000 - $160,000
  • Expected sale price: $150,000 (assuming market conditions hold)
  • Projected profit: ~$40,000 (pre-tax)

We’re planning to get the renovations completed soon, and I’m really optimistic about the return on this one. The budget allows a nice buffer for surprises, and the property should be in great shape when it's ready for sale. I'm working on this deal with my partner, Dan, whom I met through a real estate class. We’re both excited about the opportunity.
