India's Office Market Hits Record High in 2024

According to Vestian 's latest report, India's office real estate sector saw an unprecedented surge in 2024, with 515 lakh sq ft of new office spaces added across seven major cities. Despite economic uncertainties, demand for Grade-A office spaces remained robust, driving a 7% rise in construction activity over the previous year.

Hyderabad led the supply boom, followed by Bengaluru. Vacancy rates slightly improved, dipping from 13.98% in 2023 to 13.91% in 2024, while rental prices climbed between 3.8% and 8.2% across key markets. Southern cities—Bengaluru, Chennai, and Hyderabad—accounted for 57% of total office space absorption. Meanwhile, Mumbai saw a remarkable 170% increase in new completions, while Kolkata recorded none.


India Drives APAC Office Demand Surge, Market Poised for Growth in 2025

According to Colliers , India’s office market led a 16% surge in demand across APAC’s top 11 markets, with leasing activity reaching 94.7 million sq ft in 2024. India, Mainland China, and Japan accounted for over 90% of the total demand, with India alone leasing 37 million sq ft in the second half.

Despite global challenges, India contributed 60% of the new APAC office supply, recording a 7% year-over-year growth. Bengaluru and Hyderabad dominated the Grade-A space uptake, while flex operators and tech firms drove 46% of leasing in significant cities. With strong corporate expansion and the return-to-office trend, the APAC office market is expected to maintain momentum in 2025, supported by stable economic growth and increasing demand for premium workspaces.
