Whatplot? Awards 2015 - The results

The 15th year in the land of landsource is drawing to a close and in recognition of some of our more 'stand out' transactions, we've decided to celebrate this year's winners across a range of categories. In the spirit of true competition there is only one gong under each heading!

  • The Longest Deal...Without a doubt and months ahead of it's nearest rival is the sale of a site in Walton on the Hill, Surrey. The original transaction was agreed back in November 2011 on a subject to planning basis. What appeared to be a simple 'knock down' and replacement with a small bespoke scheme of luxury apartments ended up visiting the Appeal Inspector's desks twice before finally gaining planning approval. The matter finally exchanged contracts this month, a full 4 years in the making.....Who says you've never met a poor land agent?!
  • The 'Added Value' Deal...Our involvement in the marketing of this terrific 25 acre site in Angmering, West Sussex was extraordinary and followed a poor show from one of the countries' largest house builders. We had the call to deal discreetly and duly identified one of our top clients to step in and agreed terms subject to formal confirmation of a running outline planning application for 195 units. I am delighted to say that planning was granted and the deal has formally contracted. The added value element though relates to our client's detailed planning application which has now been submitted for 246 homes - Every little helps as they say!
  • The Smallest Deal...This award must go against the introduction of a small site for luxury detached houses in a sought after Surrey village to one of our clients. At this point we must confirm that Landsource were not instructed or involved in this marketing exercise but ended up introducing buyer to seller thereby cementing the deal. A small fee changed hands - It's nice to know that we can assist our fellow agents in matching people to property, something they seemed to struggle with on this occasion!
  • The Rewarding Deal...Landsource acted formally for one of our long standing land owners in the disposal of this 'Brownfield' site in Reading, Berkshire. Detailed planning had been achieved for 112 apartments and an Informal Tender took place. The upshot was that terms were agreed at a sensible land value but with the caveat that substantial overage provisions were in play once the scheme was developed. To cut a long story short, our purchasers sought to modify the existing consent and ended up with a vastly improved and more valuable scheme thereby triggering  a dramatically enhanced land overage which was paid to our clients in advance of construction.  Happy days for all concerned.
  • The Surprising Deal...Everyone likes the occasional 'turn up for the books' but this one was doubly special. Landsource were called by the vendor of a 17 acre site on the Isle of Wight with planning for multiple units. The gentlemen was exceptionally keen to find a buyer and whilst this delightful island is not on our normal sales radar we agreed to promote it. Within 24 hours we received a call from a prospect wanting further details of the site and requesting an immediate viewing that day. The inspection was followed by further meetings with the owners and the purchaser's funders, culminating in agreeing terms subject to contracts.
