I just read in another article that the amount of Google searches including the words "real estate market crash" is the highest its been since 2007-08 suggesting potential sellers are worried about the timing of potentially listing their homes and not capitalizing on the sellers market that has been on fire for the past 2 years. With inventories starting to build in most areas and the price reductions, the bad news is you may have missed the boat on getting that dream price you had hoped. On the other hand the good news is that you will not need that extra money to buy your replacement home as competition is dwindling with rising interest rates and inflationary concerns.
As tech platforms and industry "disruptors" are continually trying to remove real estate agents from the transaction by offering "discounts" and "rebates" etc it is more important then ever to have a trained professional advising you and marketing your home to the proper audiences. The lines to wait to get into an Open House are now non-existent in most markets and the days of throwing a sign in the dirt or just posting a house on social media and getting multiple cash, no contingency offers over ask are few and far between and quite honestly welcomed as its been a miserable couple years for would be home buyers, mostly first timers. By no means am I saying we are shifting to a buyers market but I am saying buyers do have more leverage as the buyer pool has also dwindled considerably due to affordability.

Bottom line its still a great time to sell and/or buy and real estate is still the best hedge against inflation. So if sitting on sidelines waiting for some type of crash or rates to come back down to 3% stop waiting as no one sees this coming any time soon if even ever again.
