Happy New Year! And what a year we had… before we get back to work, we thought we’d look back at just a bit of all that went down in 2022:
- January – purchased the “Home Depot building” at Arsenal Yards (615 Arsenal St.) for $96.25M with J.P. Morgan
- February – watched

panel about multi-family trends. What’s notable about this is how much has changed given the shift in life science demand and development supply pushing out housing projects… but also, all that’s stayed the same as we continue to navigate the housing crisis in Greater Boston and beyond.
- March – completed the first part of a multi-phase, multi-million dollar renovation project at the
Residence Inn Back Bay/ Fenway
that transformed the corridors & guest rooms with new vinyl, carpeting, lighting – as well as new beds, premium sleeper sofas, artwork, and other in-room furniture. Also, welcomed
Kura Sushi USA
beloved robotic, revolving sushi bar to Arsenal Yards.
- April – hit an important milestone at our Arsenal Yards apartment community, Blvd & Bond, with our management partners
Bozzuto
– hit 97% leased in less than a year after opening! And those numbers have stayed consistent since then. ??
- May – property management was brought in-house! We hired
Robyn Duffy
to lead this department as we became a more vertically integrated firm that prioritizes a stellar end-user experience in our properties. We also celebrated with a few brews at the grand opening of the wildly successful seasonal biergarten by Mighty Squirrel at Arsenal Yards.
- June –
Mark Deschenes
officially became President of Boylston Properties. A well-deserved announcement that came as no surprise to anyone that works with our team and knows Mark’s role in our operational success. We also made a 5-year, $125,000 investment in
ACE Mentor Program Greater Boston
to support the important work they do to introduce high school students to the growing industries of architecture, construction, and engineering.
- July – we threw a Coffee Connect with the
Charles River Regional Chamber
at Arsenal Yards as this group expands and becomes more and more entrenched in the business community of Watertown. We also brought a taco truck to celebrate the contractor teams working on our co-living housing development (in partnership with
Arx Urban
), under construction in Allston. The progress made this year at 525 Lincoln St. is incredible!
- August – we held our first-ever Boylpalooza Team Summer Outing in Newport, RI. A two day extravaganza of sun & fun, delicious food, boat rides, potato sack races, and of course laughs. Our team has nearly doubled this year – we had much to celebrate. ??
- September – lots of activity at Arsenal Yards, threw our first annual food festival (aptly named “Stick a Fork In It”) and celebrated new retail galore with our partners at
Wilder
, including Pokeworks, Taffer’s Tavern, Restore Hyper Wellness, Central Rock Gym, Bond Vet, F45 Training, Starbucks, James Joseph Salon, AT&T, GNC, KinderCare, and the list continues to grow!
- October – refinanced Arsenal Yards! We announced that we closed on a $300M loan from
AllianceBernstein
to refinance a portion of the successful project, brokered by
Eastdil Secured
.
- November – news got out in Roslindale. With our partner

Velney Development
, we submitted an official letter of intent to the BPDA for 18-22 Arboretum Road in Roslindale for a 230-unit apartment building, neighboring the Arnold Arboretum and the Forest Hills MBTA station. Still a long road ahead, but we were encouraged by the early positive response to our proposal for high-density transit-orientated housing!
- December – 100 Forge, our beautiful 9-floor life science building at Arsenal Yards, finished construction, opened its doors, and welcomed its first tenant –
Abata Therapeutics
. Four more tenants will move in the next coming weeks (more to come!)
